Ross Mansion Reservation and Cancellation Policy

Please take a moment and read through our policies prior to booking

For your stay in Hattiesburg, Mississippi, the Ross Mansion Bed & Breakfast offers a unique, historic alternative to hotels and vacation rentals.  Our historic B&B is perfect for romantic getaways, relaxing weekends, and last-minute escapes, as well as group lodging for special events, including weddings, receptions, and girlfriend getaways.  See our Specials & Packages page for more information.

All policies are non-negotiable. Your hosts thank you in advance for your cooperation.

Minimum Stay

A 2-night minimum stay is required for all weekends, holidays, and special events. Exceptions can be made, however, so please call us directly for availability.

Arrival/Departure Time

Check-in begins at 3:00 p.m., and check-out is 11:00 a.m. daily.   We utilize keyless electronic locks that are pre-programmed for each Guest and include the common entry doors near the carriage house and individual guest rooms.  We offer free luggage storage for those who arrive before check-in. We request that guests attempt to arrive at the inn prior to 8:00 p.m.   Please notify us if a late arrival is unavoidable, so arrangements can be made to check you in after hours.  Check-ins after 10:00 p.m. are subject to a $100 fee.  Late checkout until 1:00 p.m. can sometimes be accommodated for an additional $50 fee.

Early Departures

While we sympathize with unforeseen circumstances, once you have checked in, the room is no longer available to rent; therefore, no refunds will be given.

Rates

Rates are subject to change and may vary for special events, holidays, days of stay, or seasons.  Rates are based on double occupancy and include a full gourmet breakfast and free parking, both in our lot and street parking in front of the Mansion.

What Is Check In Time?

Check-in time is from 3 pm to 8 pm. Late check-ins may disturb other guests and are not encouraged and are subject to an additional $100 fee. We request that Guests provide us a text message with an estimated arrival time when underway, if possible. 

Can You Store Luggage If I Arrive Early?

Yes, if you let us know, we'll be happy to store your luggage on the day of your arrival until after you check-in.

When Is Check Out Time?

Check-out time is 11 a.m. Due to the scheduling of housekeeping services, we ask guests to try to accommodate this time. When possible, exceptions can be made if discussed upon arrival.

Where Is The Parking Lot?

There is limited parking in our lot, but ample street parking on the wide dead-end street in front of the Mansion.  

Do You Allow Pets?

While we are pet lovers, due to the historic nature of Ross Mansion, as well as allergies of other guests, we do not currently allow guest pets.

Do You Have Electronic Locks On The Guest Room Doors?

Yes, all guest room doors and guest entrance doors to the Mansion have electronic locks, which are pre-programmed prior to arrival. 

What Kind Of TV Services Do You Provide?

Due to the historic nature of the home, TV services are not provided.

Do You Provide Free Internet?

Yes, free internet is available throughout the Mansion.  Passwords are found on a card in each room.

Do You Provide An Iron And Ironing Board?

Yes, ironing boards and irons are available upon request.

Can We Have Friends Over During Our Stay?

Accommodations are provided only for registered guests.  We ask that friends of guests stay for only brief periods of time.

Do You Rent The Whole Mansion Out?

Yes, we do ... call us directly to discuss your plans.

How Can I Pay For My Reservation?

All reservations are made through our booking service on our website or through other booking agencies such as Expedia, Booking.com, and others.

Are You Within Walking Distance To Attractions and Restaurants?

Yes, we are just two blocks from Historic Downtown Hattiesburg restaurants, shops, the Saenger Theater, and more. The Mansion is a 5 to 10-minute drive to dozens of other dining and commercial establishments.  

Do Your Rates Change Based On Season, Day-Of-Week, Or For Events?

Our rates may vary at times, but in addition to being competitive, they also include a gourmet breakfast, historic surroundings, free parking, and other expected travel amenities.

Do You Do Weddings And Special Events?

Yes, we do all sorts of small-scale special events such as weddings, receptions, family and school reunions, birthday parties, etc. We can accommodate a maximum of 40-50 people depending on the preferred setup. Give us a call and we'd love to work with you on your special event.

Gift Certificates

Gift Certificates towards your reservation still require a deposit on the balance, paid with a valid credit card upon reservation, and are subject to all cancellation policies.

Storm Policy

In the event of a Hurricane watch, warning, or an anticipated severe tropical storm, we will notify you as quickly as possible as the B&B will be closed during such events, and any guests in residence will be required to check out immediately.  We offer guests in residence and those with upcoming reservations a choice of rebooking their stay and applying your deposit to those dates, OR we will refund your outstanding room nights and/or booked reservations with deposits in their entirety, less a $50 processing fee.  Such events are not within our control, and we follow all local directives.  We will either call you directly, email, or text you as soon as we receive notification by our local authorities.

Children

Children between the ages of 12 and 18  years old and older under direct parental supervision are welcome at the Ross Mansion Bed & Breakfast, and must stay with a parent in an occupied room.  All rooms are rated for 2-people maximum occupancy which includes the child. No sleeping bags or cots can be brought into rooms under any circumstance.  Due to the historic nature and design of the B&B, we are unable to accommodate children under 12.

Smoking

Smoking or vaping is not permitted within the Mansion or on the Mansion grounds for the health and safety of all of our guests. A $200 fee will be charged if you are smoking in the house, and you will be asked to leave without a refund.

Visitors

The Ross Mansion Bed & Breakfast is a very private place for rest and relaxation. Use of guest rooms and common areas are reserved exclusively for our registered guests. Please, no visitors to guest rooms and only briefly in common areas.

Parking

We do have ample on-street parking and limited parking on the property.  Unfortunately, we do not have space for RVs, utility vehicles, trailers, or large trucks.  The Ross Mansion Bed & Breakfast is not responsible for theft or damage to personal property anywhere on or within the facility property.

Items Left Behind

Regular items left behind require you to contact us for returns. We'd be happy to put it in the mail back to you for a flat fee of $30.00 plus the cost of packaging and postage. (Larger items will incur extra charges.)

Information Collection

Our main purpose in collecting your personal information is to provide you with a streamlined experience to make reservations at the Ross Mansion Bed & Breakfast. We only collect information about you that we consider necessary to achieve this.  All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so by legal authorities.  The Ross Mansion Bed & Breakfast does not give or sell to anyone any personal information we collect on our site.

We sometimes use data collection devices such as "cookies" on certain pages of the Site to measure effectiveness and safety. A "cookie" is a small file that gets placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.

Security

At the Ross Mansion Bed & Breakfast, we take security seriously. When users make a reservation, we use every precaution to safeguard it online and offline.

Your payment and personal information are always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address so that it cannot be read over the internet.

COVID-19 PRECAUTIONS

The safety and well-being of our guests and staff are the highest priority at the Ross Mansion Bed & Breakfast.  As we all continue to monitor the variants of the Coronavirus, we want to make you aware of the measures we have implemented to assist in safeguarding the health of our guests.

We are operating with all five rooms and common areas at this moment. We are a small-owned business and are routinely very strict on our cleaning and disinfecting of our home and guest rooms. We make every effort to provide a safe and clean environment for the comfort and relaxation of all our guests.

For breakfast service, smaller group seating options may be requested if required, and we will do our best to accommodate them, either at a smaller table or on the piazza, weather permitting.

Guest room decorative items have been limited, and the rooms undergo intensive cleaning and disinfecting procedures.  All guest amenities, linens, and toiletries, used or not are removed between guests and replaced with fresh items.  We do not enter into any occupied room to daily clean. If there is something you need, please let us know; we are happy to take care of it immediately.

Masks: we are not requiring them at the present time, but if you feel more comfortable wearing one, please do so.  

Staff have increased their hand-washing schedule to meet or exceed CDC guidelines.  We are encouraging guests to wash their hands frequently.

We have increased regular deep cleaning and disinfection schedules of all spaces within the building, including railings, door handles, light switches, etc.  

We encourage guests to stay home and seek medical attention if you feel unwell or believe you may have been in any of the areas where you could possibly have been exposed to the Coronavirus.
